Unemployment Rates

A healthy economy has a 3-5% unemployment rate, however a 3-5% unemployment rate does not always indicate a healthy economy.

Adams Insight: When the COVID-19 pandemic started, the national unemployment rate reached 13%. I believe it was much higher then published but even 13% is damaging to countries economy. In the last 2 years our employment numbers have returned to a normal range, but the housing market has not.

Adams Insight: Home sales are about 45% higher in December of 2021 than in December of 2018 (a healthy market). In December of 2018, 892 homes were sold. In December of 2018, there were 4,080 homes available on the market to choose from, in 2022 there were only 1,347. The increase in demand combined with the reduced inventory has created a feeding frenzy. If you are determined to buy a home in 2022 you better plan on finding a deal (few available even for cash buyers) or be prepared to pay top dollar.
