Unemployment Rates
A healthy economy has a 3-5% unemployment rate, however a 3-5% unemployment rate does not always indicate a healthy economy. The unemployment rate is the number of workers without a job and looking for a job divided by the number of workers in the labor force. However, this number is manipulated, "the number of workers without a job and looking" is vague and up to interpretation. The unemployment rate is still a good market indicator, but use with caution.

Adam's Insight: The unemployment rate has held very low for the last year and half. It does worry me that with the increase in interest rates and "inflation slowing" unemployment has not changed. It is hard to wrap my mind around an extremely low unemployment rate with inflation slowing. The good news is that home values are staying high and people are moving for work.

Adam's Insight: The Freddie Mac published rate is still increasing. The media keeps telling the public that there have been reductions, but that is not what the numbers are telling us. This is a great opportunity for FHA owners that want to sell their home. If the original loan is high enough, they can sell their home for more than a it is valued at if the price is based on the payment, not the sticker price. For example, an FHA buyer in 2021 purchased a $300,000 home with a 4% interest rate will have a payment of around $2,050. In 2023, that same home priced at $300,000 has an FHA payment of $2,700. This means that in the current market, a buyer with a maximum payment of $2,100 would need to purchase a $200,000 (which does not exist in todays market).
